Henares Corridor cements its status as a logistics hub with new projects
Cubierto por 2 fuentesPublicado
The Henares Corridor continues to strengthen its position as a logistics hub in central Spain, driven by its connectivity with Madrid, direct access to major transport routes and the development of new infrastructure. Within this framework, the consultancy Proequity is marketing two Montepino projects located in El Ruiseñor, in Guadalajara, and in the Ciudad del Transporte de Marchamalo, which together total more than 420,000 square meters of gross leasable area distributed across plots of different sizes.
Connectivity and strategic location
Proequity notes that the Guadalajara area brings together factors that are especially relevant for the growth of logistics operators, retailers and industrial companies. Connections via the A-2 and R-2 highways, together with proximity to the Marchamalo Dry Port, favor both distribution to Madrid and connections to other points across the Iberian Peninsula. The availability of land and the possibility of developing assets tailored to each user's needs reinforce the area's appeal for companies looking to expand their footprint or reorganize their operations.
Project details
At El Ruiseñor, the development sits on a 225,779 square meter plot with capacity to reach up to 130,611 square meters of gross leasable area. At the Ciudad del Transporte de Marchamalo, the different plots allow for the construction of facilities ranging from approximately 25,000 square meters to more than 125,000 square meters of GLA, depending on user requirements. Both projects contemplate an estimated availability of between 10 and 12 months from signing.
Build-to-suit model
The developments are being carried out under a build-to-suit model, which allows assets to be configured from the outset according to each company's specific requirements, adapting dimensions and features to their operational needs. Montepino, which specializes in this type of project, is also committed to buildings with high standards of quality, sustainability and energy efficiency.
Roberto Fernández, Head of Industrial & Logistic Leasing at Proequity, noted that the Henares Corridor holds a well-established position on the national logistics map and that Guadalajara has room to keep growing, highlighting connectivity, the availability of large surface areas and the ability to develop projects tailored to each user as key factors for companies planning their expansion.
