The Board of Directors of the Port Authority of the Balearic Islands (APB) has selected the proposal submitted by Marport Sunbeach S.L. (part of Grupo Beewi and Grupomarport) as the most advantageous offer for the patrimonial lease of the bar-cafeteria-restaurant located in Plaza Santo Domingo de la Calzada in the port of Palma.
The project, designed by architect José María Riera Erasmo, involves the comprehensive rehabilitation and adaptation of the existing building over a total area of 527 square meters, including the building and terraces, without modifying the load-bearing structure or increasing the built volume. Among the planned actions, the removal of the parapet wall and the installation of a new high-efficiency glass facade supported by the existing metal structure stand out. This will restore sea views from the square and harmoniously integrate the building into the Es Jonquet Cultural Heritage Site (BIC).
The establishment will operate under the brand BARÍTIMO, reviving the legacy of the historic Marítimo bar, which has been in operation since 1951. Its concept is based on a continuous service Mediterranean restaurant, reincorporating iconic local dishes such as the variat mallorquí. The venue will have a total capacity of 198 people distributed among interior dining areas, a private room, a bar, and terraces.
The patrimonial lease agreement contemplates an 11-year operating term. The proposal includes a committed investment of 1,042,000 euros.
Sustainability and Decarbonization
The project also stands out for a strong environmental commitment. The property will improve its energy rating from F to A, with the goal of becoming a Nearly Zero-Energy Building (nZEB) and achieving zero emissions. To this end, the kitchen will be 100% electric —eliminating direct gas emissions—, heating and hot water production will be carried out using aerothermal energy with heat recovery, and a walkable photovoltaic pavement will be installed on the roof for self-consumption.
Furthermore, the establishment will be free of single-use plastics from day one, will guarantee universal accessibility on the ground floor at "level 0" with the square, and will promote social commitments such as the labor inclusion of people with disabilities and local hiring. The works are expected to have an estimated execution period of 24 weeks.
With this proposal, the APB continues to advance in the renovation and revitalization of port areas open to the city, strengthening the relationship between the port and its citizens.
